A 24/7 senior-care campus in the Bronx installed a new chiller, controls and monitoring in ten weeks without moving anyone out

At a 24/7 senior-care campus in the Bronx, ieComfort installed a VRF chiller, three-way control valves, hydronic controls and monitoring in ten weeks while the campus stayed fully occupied. Reported saving: $200,000 a year.

Under active monitoring.

The constraint

The campus is occupied 24 hours a day, so the work had to be planned around the people living and working there. Nobody moved out during the project, which took ten weeks from start to finish. The institution had worked with ieComfort before: an earlier engagement of $134,200 came first, and this project was $470,000.

What was done

ieComfort installed a Samsung DVM VRF chiller and Belimo three-way control valves, set up the hydronic controls that connect the chiller to the campus chilled-water system, and brought the equipment and field devices onto a remote monitoring and control platform with diagnostics the operators can read. The work was sequenced so the campus stayed in normal operation for all ten weeks.

What happened next

The system has stayed under active ieComfort monitoring since it was completed. Monitoring was agreed separately for this project; it is not part of every ieComfort job. The platform tracks runtime hours, energy use for each unit, error codes and upcoming maintenance, and the owner chose a simplified view on a phone rather than the full engineering screens. A comparison of monitored performance against the reported saving has not been published yet.

Where the numbers come from

The $470,000 contract value and the $200,000 annual saving come from ieComfort’s project record. How the saving was measured (utility bills before and after, monitoring data or an engineering estimate) is still being confirmed, so it is labelled a reported saving rather than a verified one. The payback of about 2.4 years is arithmetic: the contract value divided by the reported annual saving, before any incentive, financing cost or change in maintenance spending. Figures we cannot yet trace to a measurement are left out of this write-up.

What this means for your building

A chiller decision in an occupied building is mostly a question of evidence and sequencing: what the existing plant is doing, what the building needs, and how to make the change without moving anyone. Before You Replace the Chiller, Rooftop Unit, or Cooling Tower, Prove What the Building Needs sets out the evidence to collect first. To find out what applies to your building, send the building details (until the screening tool is live, this is a short intake form).
